The dossier stays ready while you build
New build in gevolgklasse 1 runs on a clock you did not set. Bouwmelding at the start, gereedmelding at the end, and a file the bevoegd gezag expects to be complete. BimDossier tracks those dates against your model and collects the evidence while the work happens. Filing day becomes just another day.
One certificate short on filing day
You are at gereedmelding. The bevoegd gezag is waiting, the kwaliteitsborger is done, and one product certificate for the floor insulation is missing. It was emailed in March, to someone who has since left. So the last week of a nine month job goes on chasing a PDF instead of closing out the work. That is how most dossiers get built. Nothing for a year and a half, then a scramble at the end, with photos spread over three phones and half the evidence sitting in WhatsApp. By then nobody remembers which storey the deviation was on.
The dossier fills while the work happens
- Every Wkb date from bouwmelding to gereedmelding sits on one timeline with reminders, so nobody has to keep the calendar in their head.
- The applicable Bbl rules run against your IFC model, and each result points back at the elements it checked.
- Product and install certificates are filed against the project the day they arrive, instead of being hunted down at the end.
- Findings, photos and inspection rounds land in the dossier bevoegd gezag as they close, so you can see what is still open at any point in the build.
What you get
Deadlines that watch themselves
Bouwmelding and gereedmelding sit on one timeline with reminders, so the date arrives with the evidence already filed against it.
Bbl checks on your model
The applicable Bbl rules run against your IFC model and report back per element. Not every rule can be automated, and a human still signs off.
Certificates filed as they land
Product and install certificates go against the project on the day they arrive. On filing day the library is already the list you needed.
Completeness you can see
The dossier bevoegd gezag shows what is in and what is still open, so a gap turns up in month three instead of in the last week.
Frequently asked questions
- Does BimDossier replace a kwaliteitsborger?
- No. BimDossier is not an approved Wkb instrument and does not replace a kwaliteitsborger. It works alongside any kwaliteitsborger and any instrument, and keeps the evidence they and the bevoegd gezag ask for in one place.
- Which projects does the Wkb actually apply to?
- New build in gevolgklasse 1, roughly through 2028. The December 2024 Kamerbrief cancelled the planned extension to verbouw, so renovation and maintenance fall outside the Wkb. The Bbl still applies to that work, and the model checks run on it either way.
- How complete are the automated Bbl checks?
- They cover the applicable Bbl rules that can be read from model geometry and properties. A good share of the rules cannot be automated at all and stay a human judgement. Treat the result as a first pass that catches the obvious, not as a sign-off.
